Relying on a property management service for your property can offer several advantages, especially if you live abroad or have little time to manage your property yourself.
Assistance in Post Purchase set-up including:
- Council (IMU) and Provincial Property tax (TARI) registration, opening of an Italian bank account, Property insurance quotes, Utility company contract setup and contact addresses (Gas, Electricity, Water, Internet, Laundry), assisting in buying a car or motorcycle (the obligatory Fiat 500 or Vespa!)
- Introducing a professional and bilingual Italian accountant to register annual taxes to provide council on any international Property fiscal matters
- Assisting in applying for Italian residency (this is optional when buying a property the advantages are free health care, lower household taxes, the option of applying for citizenship after ten years being resident)
- Liaising and introducing reliable subcontractors who are familiar with the Property on any restoration works or improvements to your tastes
- Maintenance Staff: providing maids & grounds employees, working to the clients requirements (creating a familiar working relationship is helpful)
- Security: Personalized alarm & surveillance systems if required linked to the owners smartphones and/or internal data recorders. Optionally the system linked to a 24/7 surveillance company with monthly subscription. We advise changing all door & window locks post purchase of the Property.
Property maintenance services:
- Maid service as agreed with the client
- Grounds & Pool service as agreed with the client
- Laundry service as required
- Preparing for the client or their guest’s arrival
- Household seasonal projects: vinyard, olive grove production, home made honey, truffle growing, kitchen garden
- Twice monthly photos and updates to send a smile!
Restoration management:
- Building projects and upgrades to the new owner requirements. New owners often have ideas to carry out small or larger property improvements. Introducing a ‘geometra’ (surveyor) or architect for designs, structural applications with the Council & Province and assisting in overseeing subcontractors and project works. Where applicable utilizing the Italian/EU environmental 100% bonus where possible.
Property administration service:
- Monthly updates on property indoors and outdoors
- All running costs listed to the client with attached photos
- Updates on any subcontractor works
Property rental:
- Liaising with guests pre arrival itinerary – reservations, tours, wine tastings, galleries, homecook
- Maid service as required with the client
- Laundry service as required with the client
- Update the owners on guest experience with online reviews
